About our total real estate support

Throughout our three offices in Malaysia and also in Tokyo, we provide our clients with total support for buying, renting, managing and selling properties.
In addition, our sister company, Tropical Resort Lifestyle Sdn Bhd, also provides MM2H visa/permanent residency and study abroad support for children.
For corporate clients, we also provide support for business expansion and finding local stores, offices, and residences.

Our service contents related to property management (PM)

* Except for Malaysian and English speaking foreigners who are living in Malaysia

We also provide property management services to our clients after they purchased the properties.
Careful property management after purchase is very important to maintain the value of your property in Malaysia and to find a good purchasers to sell out your property in the future.

Types of Property Management
  1. Property Management for unoccupied properties: - units owned by the clients, but need management services while they are away or unoccupied until the units are resold
  2. Property Management for the rental units - units for rental, tenanted and until the tenants move out

* For Property Management Services, the owners must pass to us the house’s keys, access cards, etc.

  1. We manage the unoccupied units for the owners who sometimes use them as holiday homes and are not considering the sale and rental of the units.
    1. Indoor inspection about once a month (ventilation, dirt check,electricity / water operation, water supply)
    2. Make a payment on behalf of owners for house expenses (Service Charges / Sinking Fund / Tax related to land & building, utility bills, etc.) We will submit a detailed Statement of Account report monthly, showing account activity at client account
    3. Check letter box and handle the letters according to customer's instructions
    4. Checking and repairing any defects
    5. Propose house cleaning by a specialist based on necessity
      (Note)
      Additional charges will be required depending on the content and frequency of the cleaning
  2. Rental Management) For those who own properties for rental purposes and wish to have tenants
    1. During the vacant, the units are inspected about once a month (to check air ventilation, dirt, electricity / water operation, water supply), letter box check, and deal with the letters according to customer's instructions.
    2. Find a new tenant for the units
      (Note 1)
      On top of our English HP, we will put advertisements on the local property websites and cooperate with local affiliated property agents.
      (Note 2)
      In order to find a tenant, we will propose asking rental price, and advertising method
      (Note 3)
      In order to find a tenant, we will propose furniture and fixtures refurbishment and a regular cleaning schedule.
      (Note 4)
      At the time of signing Tenancy Agreement, one month's rental will be charged as our service fees separately from the management fee.
    3. Support for rental application and execution of TA with tenants
    4. Attend and witness tenant's move-in and move-out
    5. Receive rental payment on behalf of owners, and pay for required expenses (Service Charges / Sinking Fund / Tax related to land and building, utility bills, etc), and submit a detailed Statement of Accountreport monthly, showing account activity at client account.
      (Note)
      In order to pay expenses on behalf of the owners regularly and on time, we request the owners to deposit a certain percentage of their expected annual expenses into our client’s account.
    6. Handling complaints from tenants during tenancy
    7. Deal with the renewal of TA (negotiation of conditions such as monthly rental and period of tenancy etc., )
      (Note)
      A separate renewal support fee will be required.

The main flow of the procedures

  1. The person in charge at each branch will have a meeting with the owner.
    1. We will confirm that you will allow us to keep one set of property key and access card.
    2. The owners decide Property Management for unoccupied properties or Property Management for the rental units
  2. To sign a Property Management Agreement with us.
  3. We will keep the property key and access card.
  4. Please make a payment to our bank account (Clients' Account) for required expenses.

Once the above-mentioned is done, we will start to manage your unit accordingly.
