Basic info of Malaysia
As of 2020, Malaysia's total population is estimated to be approximately 32.7 million.
The average annual population growth rate for the past 10 years is about 1.3%, and the average age is 29.2 years.
As you can see by looking at the population pyramid below, the number of younger age groups of 20 to 40 is still increasing.
The population composition is divided into 69% Malay (Islam), 23% Chinese (Buddhism, Christianity), 7% Indian (Hinduism, Christianity, etc.), and 1% others.
Malaysia experienced baby boom 1990, and Japan's baby boom was around 1947-49, so Malaysia is about 40 to 45 years behind Japan in terms of vitality.
For reference, if the above Japanese population pyramid is moved down by about 45 years (45-49 years old is at the bottom),
it will be similar to the current (2020) Malaysian population pyramid.
Demographic statistics have a large impact on the real estate market, and it seems that the current Malaysian real estate market is similar to Japan's real estate market about 40 to 45 years ago, in the mid 1970’s.
Referring to the Malaysia’s population data and comparing it to the Japanese real estate market during the period of spectacular growth in the mid 1970’s, it is sufficed to say that current demographic condition is ripe for a real estate boom.
