Our group started in 1999 in Penang as a company that supports Japanese long stays in Malaysia. In 2003, we became the first Japanese-affiliated agency for long-term stay visas in Malaysia (MM2H), and since then we have obtained more than 2,000 Japanese MM2H visas.

As a pioneer company, we have been communicating the appeal of Malaysian real estate since 2007. Initially, information on Malaysia's long stay, study abroad, and real estate was limited, so in 2011, we published ""Malaysia, No. 1 candidate for escape from Japan (Chikuma Shobo Publishing Co Ltd)"" in Japan. This book influenced Japanese Media and many people for a long stay, studied, and investment in Malaysia.

In 2013, we started Total Malaysia Real Estate (a real estate site that introduces Malaysian real estate widely), and we have also updated about the points to note about Malaysian real estate.

Since the beginning of 2020, Malaysia has also suffered from Covid-19 Pandemic, which has had a great impact on Malaysia's economy and real estate market. The economy and real estate market are showing signs of recovery in 2021, but we decided to take this opportunity to update our real estate website.

Shotaro ISHIHARA

Born in Gunma prefecture in 1958. Graduated from Keio University, William & Mary University Graduate School of Business Administration (MBA). After working for a securities company and venture capital in Japan, he moved to Penang, Malaysia in 1992 and engaged in the development and management of golf courses. 1999 Established Tropical Resort Lifestyle Co., Ltd. and started a business to support long stays of Japanese people.

Started the Malaysian real estate agency business in 2007 and joined the Japanese Apaman Shop Network in 2009. Established Cosmos Plan in 2012 and transferred the real estate division of Tropical Resort Lifestyle. Cosmos Plan handles a wide range of Malaysian (Kuala Lumpur, Johor, Penang) real estate leasing, for-sale property brokerage, investment property introduction, interior construction, property management, etc.

Director of the Penang Japanese Association from 2002 to 2007, Representative of the Penang Golf Course Federation from 2001 to 2007, and Japanese advisor to the Malaysian Real Estate Organization (100% owned by the Malaysian government) from 2007 to 2009.
In 2011, he published "Malaysia, No. 1 candidate for escape from Japan".
In 2017, he passed Malaysia's national qualification: Real Estate Brokerage Examination for the first time as a Japanese.

As a lecturer for Malaysia Longstay, study abroad, and real estate, he gave lectures at seminars such as Long Stay Foundation, Malaysia Tourism Bureau, Asahi Shimbun, JTB, Kinki Nippon Tourist, Study Abroad Association, Mitsui Fudosan Realty, and Tokyu Livable. It has been introduced on many Japanese TV and magazines.

Obtained permanent residence in Malaysia in 1998. Married a Malaysian woman and raised five children in Malaysia. He has lived in Malaysia since 1992.
