Compared to Indonesia and Thailand, Malaysia has less limitation of property ownership and less legislative risk.

With the absence of acquisition tax, purchaser only need to pay 4% of purchase price for stamp duty of strata title. After visa is expired, renewal is easily approved if the foreigner is a law-abiding person in Malaysia. Besides, the MM2H holder do not have an obligation to stay in Malaysia, so people currently work abroad also can apply for a MM2H visa.
