Merits

  1. We can check the details,environment and landscape of the unit becasue it is a completed property.
  2. Generally ,the price of square meter for the second hand property is lower than the new property. With same price purchaser can purchase second hand unit in better location and have more spacious area compare with new property.
  3. The market of second hand property is stable so that we can quite know the exact market price .Even though it is second hand's one,the price of property in good location and popular in Malaysia is rising ,so that we can aim capital gain.
  4. Sometime there is someone staying in the unit so that we can confirm the merit and demerits of the property in advance.

Demerits(Risk)

  1. In Malaysia,many property is not managed like Japan so that the degradation is fast and defect rate is high.
  2. Compare with new project, design and consept of some second hand property are old so that it is not popular in Malaysia.
  3. Compare with new project ,the purchaser need to bear legal fee for sale and purchase agreement and loan, the own fund need to be prepared become more.
  4. It is more likely the price of new property will rise compare with second hand property, so that the new property have higher advantage on investment.
